The Facility Operations Coordinator oversees the day-to-day physical operations and maintenance of an apartment building including tenant administration, cleaning, security, materials management, physical plant and housekeeping. This position performs purchasing, receiving and inventory control for the building. They ensure maintenance of the facilities through performing general repairs and maintenance so hands on experience with painting, drywall repair, basic plumbing repair and troubleshooting, basic electrical repair and troubleshooting is required. The Facility Operations Coordinator also will oversee contracting with trades, monitoring/maintaining complex mechanical systems and elevators. They must also have the ability to operate computer software for building operations such as security and laundry token allotment data bases. Performs tenancy duties related to rent collection, tenant intake/exit and monitoring tenant behavior. The Facility Operations Coordinator supervises janitorial staff and liaises with the Program manager and support staff. It is imperative that this team member understands and supports the mission and values of RainCity Housing, and the models / methods of supporting the clients including Housing First and Harm Reduction.

The Budzey provides housing for women and women-lead families. There will be program management and staff in the building 24/7 providing supports to the tenants. There are 147 units in total: 106 studio apartments for single women and 41 one, two and three bedrooms apartments for women-led families. It is estimated that there will be up to 220 people living in this building — with up to 55 children. The building will also contain the Administration offices for RainCity Housing. This is a large new building — 10 stories — with complex building services. The building will open in the spring of 2015.

Start date: as soon as possible. Building opens spring 2015.

Education and Experience
• Diploma in Building Management (Residential )
• 2 years recent, related experience
• Knowledge of WHMIS principles and safety protocols, WHMIS certification preferred
• Or an equivalent combination of education, training, and experience
• First Aid/CPR training
• Valid BC Driver’s License

Key Skills and Abilities
• Ability to operate related equipment
• Strong interpersonal and communication skills; including sensitivity to diverse backgrounds.
• Ability to work with a variety of tenants. Demonstrates understanding of oppression and marginalization as related to homeless individuals.
• Able to complete a variety of computer based paperwork and administration duties. Computer literate in Windows, MS Word, Excel and Outlook.
• Physical ability to carry out the work including: perform heavy cleaning duties and able to use a dolly to move heavy items such as kitchen appliances
• Ability and experience doing small repairs such as repairing holes in drywall, installation of toilets and other plumbing fixtures
• Basic understanding of HVAC systems, wiring and electricity, conventional and electronic lock systems
• Ability to communicate effectively both verbally and in writing.
